The estate features four thoughtfully appointed bedrooms, each with a walk-in closet. The main-level bedroom includes a bonus sitting area, while the upper-level primary suite opens to a private balcony overlooking the cobblestone courtyard. The second-level primary suite’s walk-in closet includes a dedicated workspace or makeup area, offering both comfort and functionality. A discreet in-room safe is located in the first-floor bedroom closet.

The eat-in kitchen seats six, ideal for relaxed mornings or catered meals. Outdoors, expansive dining and lounge areas comfortably accommodate up to 12 guests, complete with two outdoor heaters and a wood-burning outdoor fireplace with firewood provided—perfect for evening gatherings during Derby week.

While not included with the rental rate, we are happy to assist with arranging private chefs or catering, private bourbon tastings, and chauffeured transportation, including airport transfers, transportation to and from Churchill Downs, and access to Derby-related events and after-parties. These services are coordinated upon request and subject to availability, allowing guests to tailor their Derby week experience to their preferences.

RENTAL AGREEMENT/REQUEST FOR CONTACT INFORMATION: In accordance with booking platform policy and local regulations, guests are required to provide contact information and sign all Rental Agreements within 24 hours of booking. If guests do not complete or refuse to sign the rental agreement, host reserves the right to cancel the reservation without penalty and the cancellation policy will still apply.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!

NO SMOKING: Absolutely no smoking or vaping inside the home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. Otherwise you may be subject to a fee and you may be asked to leave.

NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

PARTIES/EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check in.

Rates & Availability

Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 15 days prior to the arrival date of the reservation. For cancellations made within 15 days prior to the arrival date, no refund will be issued.
