The Space

The first-floor primary suite offers a comfortable bed and convenient access to the laundry area. Upstairs, you’ll find two additional bedrooms, ideal for families or group travel.

The updated kitchen is fully equipped with modern appliances, cookware, and everything needed to prepare meals at home — just bring the groceries. Complimentary ground coffee is provided for use with the traditional drip (pot-style) coffee maker.

Step outside to the walkout, covered veranda — a perfect spot for morning coffee or an evening bourbon with friends. Guests will also enjoy private driveway parking and easy self-check-in.

*Please note: The basement, garage, and rear workshop are off-limits during your stay. Kindly avoid blocking the rear driveway, as the shop may be accessed during daytime hours.*

Security & Privacy
For guest safety and peace of mind, motion-activated recording devices are located on all four exterior sides of the home and in the locked basement storage area, which is not accessible to guests. These devices record audio and video only in their designated exterior zones. There are no cameras inside the home or in any guest-accessible living spaces. Guest comfort and privacy are top priorities.

RENTAL AGREEMENT/REQUEST FOR CONTACT INFORMATION: In accordance with booking platform policy and local regulations, guests are required to provide contact information and sign all Rental Agreements within 24 hours of booking. If guests do not complete or refuse to sign the rental agreement, host reserves the right to cancel the reservation without penalty and the cancellation policy will still apply.

WIFI: All guests will be asked to enter email and phone number in order to access the free WiFi at this location. Contact confirmation is optional. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of all 4 sides of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!

NO SMOKING: Absolutely no smoking or vaping inside the home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. Otherwise you may be subject to a fee and you may be asked to leave.

NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

PARTIES/EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check in.

Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 15 days prior to the arrival date of the reservation. For cancellations made within 15 days prior to the arrival date, no refund will be issued.
