7 Bedrooms • 6 Bathrooms (5 full, 1 half) 6 Baths (5 full, 1 half) • Sleeps 8-16Louisville Country Manor is five acres on the eastern edge of Louisville with two separate houses on it. Sixteen people fit here without anyone getting in anyone else's way — and without anyone sleeping on a couch.
TWO HOUSES, TWO FRONT DOORS
The main house holds 5 bedrooms and 4.5 baths. The primary is upstairs with a king and an en-suite bath with a jetted tub. Two more upstairs bedrooms have kings. A fourth has a king and a queen together, which is the room that solves the problem of four cousins or a family with older kids. Downstairs there's a queen bedroom with a full bath right beside it — no stairs, which matters more than people expect until it's their mother making the trip.
The carriage house sits above the detached garage with its own entrance and its own keypad code. Two bedrooms, one king and one queen, a full bath with a tub/shower, and its own washer and dryer. Guests can come and go without walking through the main house at all. It's the piece that makes multigenerational trips work — grandparents who go to bed at nine don't have to negotiate with the people who don't.

ROOM TO SPREAD OUT
Five separate living spaces, not the one big room most large rentals give you. A living room, a sitting room, a second sitting area off the kitchen, the kitchen itself, and a dining area with one table that seats all sixteen at once. The covered patio has mosquito netting, which is not a luxury in a Kentucky July — it's the difference between eating outside and not.
Two washer/dryer sets in the main house and a third in the carriage house, so laundry never becomes a queue.
TWO GAME ROOMS
One on the main floor and one in the basement: pool table, ping pong, foosball, air hockey, arcade games, and board games. This is the part that saves a rainy Saturday. Nobody has to get in a car and nobody has to be entertained.
FIVE ACRES
A private pickleball court — your own, not a shared community court with a signup sheet. Rackets and balls are in the main-floor laundry room and the net rolls on and off, so you can play at seven in the morning if that's when the mood strikes. A basketball court for pick-up games. Both open year-round.
The heated in-ground pool is open Memorial Day through Labor Day.
WHO THIS HOUSE IS FOR
Family reunions where three generations need to be under one roof without losing their minds. Wedding parties who want the getting-ready morning in a real kitchen. Derby groups who come back every year. Bourbon trips where the driving matters more than the walking distance. Anyone whose group is big enough that finding a single house is the hardest part of planning the trip.
WHERE YOU ARE
Twenty minutes from downtown Louisville, which for a property this size shouldn't really be possible — most houses that sleep sixteen are an hour out into the country. This one is inside the city.
The bourbon is closer than downtown is. Kentucky Artisan Distillery and Jefferson's sit about seven miles north in Crestwood, and Jeptha Creed is about ten miles east in Shelbyville. Whiskey Row and the downtown distilleries are the same twenty-minute run as downtown itself. The airport is about twenty-five minutes.
Closer to home: a Publix under a mile away, and The Parklands of Floyds Fork about two and a half miles off, with trails, a splash park, and a kayak launch on Floyds Fork. Midland Trail Golf Club is about the same distance.
You'll want a car — there's no bus route out here and nothing within walking distance, which is exactly why it's quiet. Rideshare is reliable, usually under ten minutes, and it's the smarter option on a distillery day.
BEFORE YOU BOOK
The pool is seasonal, Memorial Day through Labor Day. The courts are not. None of the garages are available for guest use, including the one beneath the carriage house — there's driveway parking for up to nine vehicles. Pool and lawn crews are on site twice a week and work outdoors only. Every TV is a smart TV for streaming with your own accounts; there's no cable and no subscriptions are included. The house is on a septic system, so toilet paper only.

Rates & Availability
Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 15 days prior to the arrival date of the reservation. For cancellations made within 15 days prior to the arrival date, no refund will be issued.
About the Owner
Most of what we do is details. Codes that work, sheets that are right, somebody answering when you text on a Friday night. What makes it worth doing is who shows up. Family reunions. Wedding parties. The same four guys every Derby. Groups big enough that finding one house for all of them is the hardest part of planning the trip — which is most of what we buy our places for. We're in Louisville, so ask us things. Which distillery is worth the drive, which restaurant needs booking two weeks out, whether the traffic is real. That's the part you don't get renting from someone three states away. People book our places for a reason — a reunion, a wedding, Derby week, a bourbon trip. We'd rather you spend that time on the reason than on us.Location
